What does SplitAcre actually do?
SplitAcre checks your property against your town's zoning rules and tells you whether splitting your lot or adding an ADU (accessory dwelling unit) looks possible. If it does, we help you take the next concrete step — like ordering a boundary survey — and can connect you with the professionals you'll need.
Is the check free?
Yes. Checking your property and seeing your result is always free. If you want ongoing help actually moving the project forward — coordinating the survey, tracking next steps — that's our paid concierge service. See Services for details.
How long does the check take?
About three minutes. You'll enter your address, your town, and what you're hoping to do (split the lot, add an ADU, or both).
Which towns do you cover?
SplitAcre currently covers Arlington, Belmont, Billerica, Braintree, Burlington, Canton, Dedham, Dover, Easton, Foxborough, Franklin, Lexington, Medfield, Medford, Melrose, Millis, Milton, Norfolk, Norton, Norwood, Plainville, Quincy, Randolph, Reading, Sharon, Somerville, Stoneham, Stoughton, Wakefield, Walpole, Weymouth, Winchester, Woburn, Wrentham, Massachusetts. If your town isn't listed yet, get in touch and we'll let you know when we add it.
Is this legal or engineering advice?
No. SplitAcre gives you information and helps you coordinate — it does not replace a licensed surveyor, engineer, or attorney. Anything that requires their judgment (like official frontage, setbacks, or title work) gets routed to the right professional.
What happens after I get my result?
If your property looks promising, we'll show you the first concrete step (usually a boundary survey) and can walk you through it. If it's not a fit right now, we'll tell you honestly — no false promises.
Do I need to create an account to check my property?
No — checking your property is free and doesn't require an account. You'll only create an account if you decide to sign up for the concierge service.
