The rules changed in your favor, but the process is still scattered across town hall, a surveyor, an engineer, and a lawyer. SplitAcre is the single point of coordination that carries your project from “do I qualify?” to an approval in hand.
Qualify your parcel
We screen your property against your town's zoning and the Massachusetts Affordable Homes Act — the law that opened ADUs by right. You get a plain-language read on where you stand, with every town figure sourced to its bylaw and flagged when it isn't yet confirmed.
Build your roadmap
We turn that screen into an ordered plan: boundary survey, lot-line confirmation, deed work, the right town filing (an ANR endorsement or full Planning Board review), and the approvals in between — who does each part, and roughly how long it takes.
Coordinate the professionals
An ADU or lot split needs licensed people: a surveyor for lot lines and frontage, a civil engineer for setbacks and Title 5/septic, a real-estate attorney for deeds and title. We line them up, brief them, and keep the work moving — you're never chasing four offices at once.
Shepherd the permits
We assemble clean, complete applications so the town has no reason to send them back, file them only after you say go, and track them through municipal comments to approval in hand.
What it costs
SplitAcre's service fee is $49/month. That's what SplitAcre charges to coordinate your project from start to finish.
Licensed third parties — your surveyor, engineer, or attorney — bill you separately at their own quotes. SplitAcre coordinates them; it doesn't set or collect those costs.
We'll always tell you when a step needs a licensed professional — that's a determination only they can make, and SplitAcre doesn't give legal or engineering advice.
